Brisbane - Industrial Acquisition & Value Add

Altiera identified a true value-add opportunity for our client and coordinated a swift repositioning of an unloved, severely under rented industrial site comprising 2,300 sqm of older style warehouse buildings.

Outcome.
Within four months of settlement, six new leases secured — lifting annual net income from $160k to $355k and adding approximately $2.05m in capital value on revaluation. A 57% increase on purchase price.

Sunshine Coast - Industrial Portfolio Expansion

A long term client relationship spanning two acquisitions on the same street, a few years apart. We sourced and secured both assets, and have actively managed the leasing strategy across the combined precinct — renegotiating existing tenancies, replacing tenants, and growing income throughout.

Gold Coast - Office Building Divestment

Through long-standing relationships with both the vendor and purchaser, we identified a natural alignment between a client considering an exit as part of their estate planning and another looking to grow their portfolio. After an open market campaign generated strong interest and multiple offers, we facilitated a direct agreement between the two parties at terms that suited both. The deal required careful coordination through to execution, and Altiera continues to manage the asset for the new owner.

Outcome.
Sold for $8.4 million on unconditional terms. A strong result for the vendor and a quality addition to the purchaser's portfolio. Management continuity preserved.

Toowoomba - Office Acquisition & Value Add

A dated, vacant office building in the Toowoomba CBD with significant untapped potential. We developed a comprehensive repositioning strategy — engaging designers to reimagine the layout, splitting the building into four tenancies, and overseeing a full refurbishment including internal strip-out, new facade, external repaint, and roof replacement. We managed the tender process, appointed the builder, and project managed the works through to completion. On completion, we coordinated a leasing campaign through local agents, securing three long-term tenants across all four tenancies.
